Insurance is the item people skip

Two policies matter. General liability covers damage to your property. Workers compensation covers injury to workers on your premises.

Ask for certificates and then contact the insurer listed to confirm the policies are active. A certificate is a snapshot and policies lapse.

This is not paranoia. An uninsured worker injured in your home creates exposure that sits with you, and it is the single largest financial risk in the whole exercise.

Confirm coverage limits are appropriate to your project value.

References, asked properly

Anyone can supply three names. The useful technique is asking for references from projects of a similar type and scale, and specifically asking for at least one completed two or three years ago.

Recent clients are still in the glow of completion. Clients from three years back know how the work held up, whether warranty issues were handled, and whether anything failed.

When you speak to them, ask questions that invite substance:

  • Did the project finish on the original schedule, and if not, why?

  • How were unexpected discoveries handled and priced?

  • How were problems communicated?

  • Were there change orders, and were they discussed before the work?

  • Would you use them again, and is there anything you would do differently?

Ask whether you can see the work. Photographs flatten everything; standing in a room tells you about tile alignment, cabinet fit, and finish quality immediately.

Check the business, not just the person

Establish how long the business has operated under its current name. A long-established firm has a reputation to protect and a track record to examine.

Look at reviews across several platforms rather than one. Read the negative ones specifically, and pay attention to how the business responded. A measured reply to a complaint tells you more than a wall of five-star ratings.

Check for any pattern of disputes, liens, or complaints with consumer protection bodies.

Meet the person who will run the job

The person who quotes is not always the person who manages the work, and the difference matters enormously day to day.

Ask who will supervise, how often they will be on site, and who you contact when something needs resolving. Ask how many projects run concurrently.

Warning signs worth taking seriously

  • Pressure to decide immediately, or a discount expiring at the end of the visit

  • A large cash deposit demanded before any work or material ordering

  • Suggesting you pull the permit yourself as an owner-builder

  • No fixed business address or verifiable trading history

  • A quote dramatically below others with no explanation offered

  • Unwillingness to provide references older than a few months

Any single one of these might have an innocent explanation. Two or more together is a pattern.

The proportionality point

The verification effort should scale with the project. A single-room refresh does not warrant the scrutiny appropriate to a whole-house renovation.

But licence, insurance, and one older reference is a reasonable minimum on any job large enough to require a deposit. It is a short exercise, and the contractors worth hiring expect to be asked.
